We are delighted to welcome you as our guest! To ensure a peaceful and enjoyable stay, please take a moment to review the following policies that apply to both the Tea Room and the Bed & Breakfast.
Health & Wellness Policy
The safety and well-being of our guests, staff, and tea room community are our top priority. If you are experiencing any symptoms of illness or have been recently exposed to a virus, we kindly ask that you postpone your reservation. We offer a flexible cancellation policy that allows you to reschedule within a two-year period once you are well.
Reservation & Payment Policy
All reservations must be paid in full at the time of booking. Reservations must be made at least 24 hours in advance. We do not accept last-minute walk-ins. We have a no cancellation policy. Refunds are not provided, but a travel credit valid for two years from the date of purchase will be issued. No refunds or changes can be made to one-night bookings or gift certificates. We are not responsible for weather or unforeseen events beyond our control. No-shows will be charged the full amount with no credit or refund offered. Certain dates may require a minimum stay, which must be honored upon booking.
Rates & Payment Methods
Room rates are based on single or double occupancy and do not include NJ State Sales Tax or Hotel Occupancy Tax. We accept cash, traveler’s checks, Visa, MasterCard, Discover, and American Express. Each room accommodates up to two guests. A cot may be reserved in advance for an additional fee.
Check-In & Check-Out
Check-in is from 3:00 PM to 5:00 PM. Please provide your estimated arrival time when booking. Late arrivals after 5:00 PM require special arrangements and incur a $25 per hour late check-in fee. No late-night check-ins are permitted.
Check-out is at 11:00 AM. Kindly return your room key upon departure.
Meals & Dietary Needs
A full breakfast is served daily at 9:00 AM in our Tea Room. Early breakfast may be available with advance notice. Please inform us of any dietary restrictions or allergies in advance so we can prepare accordingly. We are happy to provide gluten-free or vegetarian options with prior notice. Our Victorian Teas are not included in B&B rates and must be reserved separately.
Guest Amenities
A coffeemaker, microwave, and mini refrigerator are available on the second floor for guest use. Housekeeping service is provided by request only. Rooms will not be serviced unless requested. In support of our Eco-Green Program, bed linens, towels, and robes are replaced every three nights unless otherwise requested.
Special Events Notice
The Tea Room often hosts events and private dinners throughout the week. B&B stays do not include event admission. Please call for ticket availability if you'd like to attend.
Smoking & Damage Policy
For the health and comfort of all guests, no smoking is permitted anywhere inside or on the porch. A $200 cleaning fee will apply for any evidence of smoking, and guests may be asked to leave without refund. Guests are responsible for any damage to furnishings, stained linens, missing items, or excessive cleaning required during or after their stay. These charges will be applied to the card on file.
Visitors & Group Bookings
Only registered guests are allowed on the property after 10:00 PM without prior approval from the Innkeeper. To book three or more rooms, a minimum of 10 days' notice is required. For exclusive use of the Inn, full payment is required at time of booking.
Parking & Accessibility
Free parking is available in the well-lit parking lot located directly behind the Inn. Guests may use the front circular driveway for check-in. A handicapped-accessible ramp is also located at the rear entrance.
